 Each listing has an “Apply Now” link. The listings can be found on our Available Homes Page Once submitted, we process applications in the order they are received. 


 

Typical standards include:

  • Verifiable income of 2.5 to3 x rent
     
  • Clean rental history
     
  • No recent evictions
     
  • Satisfactory credit/background check
     

Each property may have slightly different requirements.


 

Rent is paid through the Tenant Portal.
You can pay via:

  • Bank account
     
  • Debit card
     
  • Credit card
     
  • Auto-pay


 Rent is due on the 1st of each month.
Late fees apply after the grace period stated in your lease. 


 Use the Tenant Portal for all non-emergency requests.
For emergencies (water leaks, no heat in winter, electrical hazards), call the emergency line immediately. 


 

Examples include:

  • Active water leak or flooding
     
  • Fire or electrical hazard
     
  • No heat during freezing temperatures
     
  • Sewer backups
     
  • Anything posing immediate safety risks
     

For safety issues, call right away.


 We have a dedicated team and a network of trusted vendors to address maintenance concerns, ensuring your property is well-maintained promptly. We do property visits once a quarter and at renewals to ensure your property is in good condition and being taken care of. We also have an online portal for tenants and owners; on this portal, tenants can submit repair requests for quick response and repairs. 


Yes You can, our state-of-the-art property management software allows you to access financial reports and updates conveniently. Through the owners portal you will have access to all financials having to do with your property.  


Yes, our expertise extends to both residential and commercial property management our teams in Albuquerque and Santa Fe would be happy to help with your Commercial or residential property. 


 Pet policies vary by property.
Check your lease or the property listing. If pets are allowed, additional deposits or pet rent may apply. 


 Check your lease. Some Santa Fe rentals include certain utilities; others require tenants to set up their own electric, gas, trash, or water accounts 


 No alterations may be made without written approval. This includes painting, installing fixtures, or mounting TVs. 


 We will contact you 60–90 days before your lease expiration. If both parties agree, we prepare a renewal and send it through the Tenant Portal. 


 

Early lease termination depends on your agreement. Typically, you may be responsible for:

  • Rent until re-rented
     
  • Leasing fees
     
  • Any damages
     

Contact us as soon as possible to discuss options.


 

You will complete a Move-In Condition Report to document the property’s initial condition. This protects both you and the owner.


 Return the property in clean, undamaged condition, follow the move-out checklist, and remove all belongings. After your move-out inspection, you’ll receive your deposit disposition within the timeline required by New Mexico law.
